jose of phoenix, AZ June 30, 2009 I contacted them before my loan was even past due to let them know i have financial problems, I asked for a Loan Modification. I sent the paperwork they requested since the middle of March of 2009, they aknoweldged the recipt of my fax with everything they needed to start the process, they told me a "Negotiator" would be assigned to review my situation and would take no more than 60 days. Two months passed by and i called them every week, they did not even bother to review my account and no "negotiator" was assigned. I got tired of getting nowhere with them so i called and demanded an explanation. They said they did not start the process because the paperwork they had from me was from january and february (paystubs, bank statements) and because they were outdated they were not going to be able to use them. I asked why didnt someone call me or text me or sent letter or email or send smoke signals to me to let me know what they needed and they said i just needed to resend the packet with all the paperwork i had previously sent to them but updated copies. On June 6th i resent it. At that point they told me it would take 14 business days for a negotiator to be assigned and would have an answer for me. I got the same information from them from three different representatives... that it would take 14 business days. So when the 14th day came up i called in hopes everything was finally going to work out. Turns out no "Negotiator" was assigned and that once the "Negotiator" is assigned it will take 60 days for them to let me know if i would get it or not. I requested to speak with a supervisor because i did not agree with the contradicting information i was being given. The supervisor was even worst, he said that it will take 60-90 days to resolve it, and that it is not their fault i defaulted on my loan, and to top it all off.. he claims i never sent the paperwork back on march at all.. they show no record. LOL, how lame is this company? The manager basically told me "they are in NO HURRY to help me or anyone who is past due on their loans". He basically did not let me speak and insulted my intelligence saying that i was crazy. I work with people all day, and i know how to handle situations where arguments become escalated, i know i did not in anyway said anything to upset this supervisor. He ended up saying that too bad i was going through a bad situation and that they will take as long as they want to resolve it and that I had no choice but to though it up and wait. Michelle of West Lawn, PA June 26, 2009 Today is 6/25 and I am closing 6/29 and handing the keys to the new owner, the person handling the closing attempted to contact AHMSI to get the payoff and the recording she received told her it would be 5 - 10 business days. She called me in a panic and asked me to contact them. I called them, also requested my payoff amount and I received a recording that it would be 5 - 7 business days. I was hung up on 3 times before I was able to speak to a live person. The person who I did speak to was not helpful. I then asked to speak to his Manager. "Billie" picked up and once again I asked for my payoff amount, which he refused to give to me. He stated that it had to be processed and recorded. I explained that I needed this information ASAP since my closing was on Monday. He stated it was our fault for waiting for so long. He said he expedited my request and it would be 24 - 48 hours. Once again, I stated that my closing was on Monday at 11 a.m., why was it so difficult to give me a number of how much money I owed. I asked him for his supervisor's name, which he stated was "Nick". I asked if Nick was there and he said no and what was Nick's extension and he said he didn't know it. I did get his extension. This company has been horrible since they took my loan from Citi Residential. I can't wait to get rid of them. Pankaj of Stamford, CT June 22, 2009 I paid my June 2009 mortgage payment with a personal check before the due date. They returned the check back to me stating that they would no longer accept my personal checks as prior checks had been returned. They did not give me any prior notice but also charged me late payment fees of 310.41 Is this legal? The fact is I had two prior checks returned due to mistake by my bank and I have a letter from the bank to prove it. However, the American Home Mortgage Servicing refused to accept that genuine mistake Christine of Boise, ID June 15, 2009 I have been approved and then denied for a loan modification because of the "investor" meanwhile my mortgage is in a pool of loans so there is not just one investor (Harborview Mortgage Trust and Loan) so they say and not sure if that is the truth. I have had my electronic mortgage payments sent back to me with "address unknown" meanwhile both my bank and AHMSI confirm everything is correct. It's very upseting that this company is allowed to get away with what their are doing. I contacted my local government and they filed a complaint with the FTC on my behalf and I have filed an online complaint with the OCC. Now I'm told that I may be able to qualify for a loan modification but they are waiting for restrictions to be changed and that they will contact me as soon as that happens. Not sure if they are telling me the truth or just trying to keep me quiet. Where is the justice especially in today's economy. Joyce of Hampton, VA June 13, 2009 American Home Mortgage is making our life a nightmare. In february 2009 they ran our check for our payment for an incorrect amount. The check was clearly written for the correct amount. When we did not get our monthly billing statement for the next payment I called them and after an hour on the phone and a lot of frustration I got the metter corrected. We immediately wrote AHM a letter and today some 90 days later I get a reply. They accept NO responsibility for their error and tell me what e4xcellent customer service they provide. In April 2009 we get a Escrow Deficiency Shortage bill which we promptly pay. That creates a problem with my June payment & I spent another hour on the phone getting that mess corrected. We receive of July 1 2009 monthly billing statement on 5/30/09 and there are two error on it. Payment due date is incorrect and we are being charged for the escrow deficiency (we already paid back in April 2009) making the payment amount incorrect. Again I am back on the phone--I have called twice 05/30/09 and 06/09/09 and sent AHM a secured message on their wesite on 06/12/09 and nothing has been corrected. I need this mess corrected and a new monthly billing statement for my 07/01/09 payment. Wendy of Koloa, HI June 11, 2009 This is a horrible horrible company! My payments are not getting applied to my account. They charge all kinds of fees but wont' explain the fees they are charging. When I talk to a customer service person, they tell me I need to put my concerns in writing. I send the fax, they take 60 days to respond, and then all I get is a letter stating they recommend that we contact our attorney with our concerns because we are in a chapter 13. They charge me a late fee every month and a property inspection every month on top of a bunch of fees that I can't get an explanation of. I have called and everytime I talk to someone they tell me I am due for 2 months payments, but I just made one the previous month. I've been told payments bounced, when they haven't. I've left messages for supervisors who won't call back. They have even gone as far as taking us to court making claims I was 3 months behind on my payments, but never bothered to show up for the court hearing after I had proof of all those payments. I filed a complaint with the better business bureau, to which AHMSI did not respond to the complaint. I did however find this website and have filed a complaint with them. I strongly encourage everyone to file complaints with the Texas Dept of Savings and Mortgage Lending because they are listed as licensing this company. They have cost us so many additional fees and I am now in the process of having our attorney go after them. Vanessa of Shelby twp, MI June 10, 2009 I called a couple months ago to get a loan modification, and they send me to speak with Mike Ray, he ask me to fax over a hardship letter and some paperwork, income, bills,etc, wich I did, and then i took a long time for him to answer my calls, he never did a proper follow up in my case and they kept making me dealing with him, then he send me a letter stating that i don't make enough money to qualify for the loan modification, then I spoke with him and he said the total oppossite, that I make enough money or more than enough to pay my mortgage payment, he wasn't polite, and show not respect for me as a customer, treated me poorly because of my accent, and I do want to change my loan, so I don't loose my house, I ask him to transfer me to his superior and he refused and also said that he was the superior there and he make the decisions about everything, I told him thank you and hang up the phone. After two months going back and forth. Kimberly of South Bend, IN June 8, 2009 I received an escrow analysis on May 4, 2009 saying my escrow was 1106.21 short. The analysis stated that my annual taxes were 1687.70 when in fact, my annual taxes are 616.52 which is the exact amount they paid 1/7/09. I called the escrow department and they told me it was the tax departments fault and they need to update their information. I called the tax department and they had the correct numbers and in fact told me that I had an escrow surplus that should be refunded to me. I was transfered to the escrow department (in India) and she told me that she did see the overage and that she was requesting a refund and that my check would be mailed out NO LATER than 5/21/09. I waited several days with no result and called back to check the status and the new guy told me that the check would be mailed out NO LATER that 6/2/09. I called back on 6/5/09 to check the status and I was then told that the tax department had a disbursement scheduled to go out in April 2009, Hello, this is June now. So I talked to the tax department again and they cleared it in their system, however no other department I was transferred to could find the correction and I am now told that the check will be mailed out NO LATER than 5/11/09. I have yet to receive a correct escrow analysis. They keep telling me that it was already mailed and that I should have received it by now and can't send me a new one out. They have one excuse after another why they cant send me my overage and the amount of the overage according to them has gone down by 400.00 within the last 45 days I have been calling them about this. Also, they paid my property taxes late resulting in a late fee taken out of a refund issued by my county. I sent proof of this and at first they "never got it" but now they say that they cannot release even that to me pending the "corrections" the tax department needs to make. But they are the only ones that had the correct information to begin with! I need some advice PLEASE! Kerry of Hartford, WI June 6, 2009 In January 2009, we noticed that our escrow account was negative by over 2,000.00. When we called the company they stated we had two tax bills. This is not correct. I called our local county and had a copy of our current tax bill email which showed our tax bill being 4589.00. AMHSI cannot explain where this money is. I contacted several agencies and they said that there was an oversight on the bookkeeping of AMHSI. I received a letter from AMHSI stating this and that they would fix the problem and the money would be put back and things would be fixed. Now here it is in June and on June 4th, we received a letter of foreclosure. I called AMHSI and asked what this was about and they stated we were behind in payments, which we are not. They explained due to the fact we had a negative escrow, they prorated it over six months and now we owe this money again. I have tried to explain this situation once again but am getting no where. I am tired of fighting with this company. When I call I get someone from India that reads off of a cue card and has no clue how to answer my questions. carol teresa lesperance of gore, VA June 3, 2009 i have been trying for months to get loan modification. Only to be told finally investor wont modify they dont have to follow guidelines because it is a private investor. After i was told this I asked to do a deed-in-lieu, I was referred to another department still waiting for a return phone call have been leaving messages since May. I think they want to foreclose on all of us because they have all of the money we paid in interest plus they probably took out lender paid morgage insurance so why would they help us they will make more money if they foreclose and then they will file a deficiency judgement against us.
